House Appraisal . . . check!

Today we got our appraisal in for our house! It came in over the sale price so we're good! One step closer to this process being done! 
My lender went on and on about what a nice house it is and all the upgrades being so fantastic. My lender, my insurance guy, my realtor. . .everyone has been very great during this process!


Now nothing is ever done when it comes to buying or owning a house. . .

 So of course next up on my to do list is finding a home warranty company. In our contract they are paying $350 towards a home warranty.
In STL we had AHS and I liked them but of course now their prices aren't online and today they called me during work twice within 6 minutes so they are aren't looking too great at the moment. 
My sisters have Allied and they are happy with them. My realtor listed One Guard, Old Republic, First American & American Home Shield.
Since I haven't heard of the first three I'm really not sure. Any suggestions/advice?!
Please?!?!

On a happier note we close in two weeks! Yay! Can't wait!!

A Texas Home

Some of you know a little bit about this, some of you don't. I think it's time I start blogging about it!
In July we finally got our STL house rented out. Thank Goodness!
This meant we could finally start looking for our own place here in Houston. We went back and forth between renting & buying...
We put in an application for a rental and that fell through...
We put an offer on a townhome and the counter offer was less than enticing...
 We kept looking and on a Saturday house hunt with our realtor she found the most GORGEOUS home!!

Fully updated and completely gorgeous it had been on the market for two days. We already knew other people were going to put offers on it so we had to act quickly and smartly! 
The house was very well taken care of, it was clear. No cracks, no dirt, nothing outdated. So the thing that we decided to use to set us apart is waiving the option period where we get the inspection and negotiate little details. 
While some of you may be freaking out right now we have thought about the risks, but the following day we received word that there were 9 other offers. Nine. NINE!!!!!

WOW!

Guess what? They only countered ours! Yup that was good news!!
They wanted us to use their title company and added a lease back option. 
(Lease back option is where the current owners lease the home after we close until they can move into their new home)
We agreed to everything in fear that if we said no they'd move on to another offer.
We knew there wasn't a lot that we were going to find that had been sooo well remodeled to our taste.
So we're officially under contract, and just counting down the 20 days until closing!
Of course then it will be up to 19 more days till we can move in, but we know we'll be sooo happy when we move in!

I've been slacking on the blogging because of all the house-buying, time-consuming details that need handled. 3 years of taxes & W-2's, paystubs, bank statements, letters, HR contact info, copies of license and ss cards, on and on the list goes. PLUS shopping for homeowners insurance which has proven to be difficult in a city with a history of hurricanes!
If you're buying a house or thinking about it please feel free to pick my brain!

I can't wait to spend some evenings on that porch this fall!!

Shabby Chic Dresser Makeover

When an email arrived in my inbox with this picture I knew I had to do something about this unfortunate piece! 
It once was a lovely shabby chic dresser but it needed some TLC to get back to it's former glory!


After sanding it down real good, giving it a fresh coat of paint and distressing the edges 
it looked perfect!





 My client is using this for her daughter's bedroom and how cute will this look in her room?!

Chicken Wire Round #2

You might remember a few months ago when I posted the chicken wire cabinet I made for myself. Well recently I had the privilege of recreating the chicken wire cabinet for a fellow Houstonian!
I had to hunt for a piece that would translate well...and that I could break the glass out of the doors! :)

I love it! Possibly more than the one I made for me... oh well, I can always make another!
